Just because the home is brand new doesn't mean it's perfect. In fact, since we started inspecting homes in 1997 there has NEVER been one without defects. We find all sorts of problems, including but not limited to: defective GFCI outlets, garbage disposals wired to overhead light switches (no kidding, we actually did find that), attics and walls missing insulation (detected with out exclusive Thermal Imaging), improper grade slope at foundations, and much more.

All inspections are performed according to the Standards of Practice and Code of Ethics of the Florida Association of Building Inspections (FABI).
The inspection report will tell you what needs to be repaired and what routine maintenance tasks you should perform to keep the house in top condition.
You should require an inspection at the time you make a formal offer. Make sure the contract has an inspection contingency. Then, contact us to make an appointment so we can inspect the house. Pay close attention to the inspection report. If you aren't comfortable with what we find, you should demand that the seller correct the problems before closing or negotiate for a lower purchase price or better terms to compensate.
