What is Infrared Thermal Image Scanning?

Thermal imaging uses infrared technology to detect very small differences in temperature. Every material has a unique thermal signature. When moisture, heat, or cold are introduced into the structure the thermal signature changes. With the help of this incredible camera we can see many things that simply are not detectable to the naked eye.

Cold areas behind walls, floors, or ceilings can indicate the presence of moisture, or lack of insulation and the infrared camera helps us diagnose these problems easily. Thermal imaging also easily detects overheating circuits, fuses, or circuit breakers. In some cases, flat roof leaks, or leakage under, or behind plumbing fixtures can also be found.

What Thermal Image Scanning is NOT

MOISTURE METER - The infrared thermal imaging camera is NOT a moisture measuring device.

X-RAY VISION - The infrared thermal imaging camera is NOT an X-ray device. It measured heat differentials and cannot see through objects like an X-Ray machine.

SILVER BULLET - The infrared thermal imaging camera does NOT completely remove the risks of concealed damage, but it GREATLY increases the thoroughness of your home inspection

Utilizing state-of-the-art infrared thermal cameras allow us to highlight and analyze problems, store images for insertion into your report and document the results. Very few inspection firms offer this service. We are proud to be an exception.

The thermogram (left) clearly shows insulation missing in a bedroom ceiling. The ceiling is a vaulted type with limited access in the attic so an inspection would not be possible from that view point. However, the deficiency could not hide from the infrared camera. This particular home contained a number of areas with missing insulation - and it was a brand new home, only one year old. Not only does the missing insulation allow conditioned air to escape resulting in higher energy consumption and costs, but it can allow fungal growth due to condensation on the drywall in the attic. 

In addition to missed insulation and water leaks, an infrared scan can determine potential problems with your HVAC system. The photos above clearly show the supply air (purple coloring) being sucked back into the return duct before it has a chance to cool/heat the room. This room did in fact have a problem with proper cooling.
