Seller's Inspection (Pre-Sale/Listing) Basic Visual Inspection

If you are selling a home you'll get the highest price in the shortest time, if your home is in top condition.
As a Home Seller considering to put your home on the market, you want your home to present itself in the best light possible for a quick sale. If you hope to get asking price for your home, never underestimate the power of first impressions! Houses that appear poorly maintained seldom sustain interest. A pre-listing home inspection by First Choice Building Inspections will impress potential buyers, reduce the time and anxiety of long negociations, reduce fear of the unkown, and present your home as an attractive place to live. And guess what? Homes that are inspected before the sale typically sell faster AND at closer to the asking price!
You will want to find out about any hidden problems before your house goes on the market. Almost all sales contracts include the condition that the contract is contingent upon completion of a satisfactory inspection. This is known as the inspection contingency. Buyers will insist on a professional home inspection performed by an inspector they will hire. If the buyers inspector finds a problem, it can cause the buyer to get cold feet and the deal can often fall through.
There are a number of reasons why an inspection would be beneficial prior to selling a home...
- It allows you to see your home through the eyes of a critical third-party.
- It helps you to price your home realistically.
- It permits you to make repairs ahead of time so defects won't become negotiating stumbling blocks later.
- There is no delay in obtaining the Use and Occupancy permit.
- You have the time to get reasonably priced contractors, or make the repairs yourself if qualified.
- It may encourage the buyer to waive the inspection contingency.
- It may alert you of items of immediate personal concern, active termite infestation.
- It may relieve prospect's concerns and suspicions.
- It reduces your liability by adding professional supporting documentation to your disclosure statement.
- Alerting you to immediate safety issues before agents and visitors tour your home.
- If there are any problems discovered that need to be repaired, you can have the repairs done on your own terms, on your own schedule.
- Your home can be listed on this site for easy retrieval of the inspection report, available to all potential buyers, increasing exposure. Click here to see how it can be listed.
When we inspect the home we will look at the major components that make up the building. Clink on one of the links below for a full description of what is inspected.
All inspections are performed according to the Standards of Practice and Code of Ethics of the Florida Association of Building Inspections (FABI).
Copies of the inspection report along with receipts for any repairs should be made available to potential buyers.
"Note: Just as no two home inspectors and no two reporting systems are alike, no two inspection reports, even if performed on the same property at the same time, are alike. This pre-listing inspection report was performed for my client, the home seller, with the cooperation and assistance of my client/home seller. It assumes full disclosure on the part of my client/home seller. My client may choose to share my report with others, but it was performed solely for my client. And although First Choice Building Inspections performs all inspections and writes all reports objectively without regard to the client's personal interests, additional inspections, which of course would reveal and report matters differently, should be considered."
